Being a landlord is tough

 

I wanted to share a real-life client story with you...

 

One of our customers, Bill, is a landlord of a duplex. Like Bill, if you own rental properties, you know just how hard it can be to turn a positive cash flow each year. As often with duplexes, triplexes, etc., water is included in the rent.  It’s too expensive to have separate water meters.

 

Every month, Bill gets a high water bill – after all, tenants who don’t have to pay for water have no reason to conserve.

 

We were introduced to Bill by a mutual friend and we installed Flowie into his property. That night, we received a call from Bill saying that Flowie doesn’t seem to be working; it keeps sending him continual water use notifications.  

 

When we looked at the dashboard with Bill the next day, there were two major issues the system found;

1. One of the toilets had a stuck flapper, and

2. Another had a fill valve problem and was continuously leaking water.

 

When Bill asked the tenant about it, the tenant mentioned that his toilet had been like that ever since he moved in, and that he just jiggles the handle ‘a bit’ when he gets home from work to stop it. Nothing he wanted to "bother" Bill with.

 

When we went to the other unit, we heard a slight hissing noise coming from the toilet. Once again, when Bill talked to the tenant, the tenant didn’t see cause for concern as the noise didn't bother him.


Bill quickly fixed the problems for under $20 and when we looked at his property’s real-time water usage graph, everything finally looked good. The next time Bill got his water bill, he saw a dramatic decrease – equivalent of more than $1,000 a year in savings!

 

I keep reminding everyone that leaks don’t always end up on your floor.  Water expenses are slow, silent, and painful.
